When I analyze the target market to determine the rent or loan payment, I always factor in this consideration; if you do not make it possible for the tenant/borrower to enjoy life by having enough money for an occasional family night out on the town or a backyard BBQ with friends, they will turn into a landlord hater and take it out on your property.Happy tenants/borrowers are great payers and take better care of the property.This has been my experience.

All I know is that Guidant (and the attorney they hired for me) told me everything I was doing was fine, and they'd occasionally send me some documents that they said were very important and that I must keep them with my plan documents to avoid running afoul of the IRS.I didn't feel like I had enough information or control to be making an informed decision about whether what I was doing was legal or not, so I erred on the side of caution.Ultimately, the IRS officially determined that everything Guidant and I did was legal.

In all that time, I saw perhaps 1-2 things that worked well, but you have to be able to withstand many months in a row of reversal, and be well capitalized.The occasional reference I see in here to people consider forex, futures, stock or other trading to get wealth is about as wise as a person showing up on a trading forum discussing how to get rich in real estate.
