Need a new PM??

I have an out-of-state PM and 2 on-going evictions, 1 for non-payment and 1 for non-payment and bankruptcy. Since turnovers are so expensive has anyone heard of a PM allowing an Owner to review a Rental Application and/or Credit Report and approve or not approve a tenant?? Would that be customary in Tennessee?? I think the bankruptcy might have been apparent on the Credit Report. If you would hire a new PM would you remove all your houses or just these 2 and remove any house that has an eviction in the future?? also the contract states that I must give 30 days notice and pay half the months rent.. Should i be required to pay for rent post-eviction?? Any experience with this situation??
