I realize your ppty tax is lower than the new owner's would be but you still have to get "market" for the place or it's not a good investment.What will it cost you to replace it.

Look for everything that is wrong, then go and find out how much it will cost to replace all of these things.

Many of the "remediators" charge an ungodly price for either replacing the sheetrock or infected area, or simply spraying with bleach and water or KILZ'ing it.
