Need advice selling current residence

I currently live in San Francisco, CA in a 2br condo I bought for about 300K in 1999. From what I've researched, it is currently worth between 600 - 750K. I haven't done any major renovations, but it's in great shape and probably only needs paint and new carpets upon moving out.

I really want to maximize my investment, but I'm not sure what to do. Should I sell it and move into something better? San Francisco is currently a seller's market so I'm not sure if i'd be able to get anything "better" for what I'm selling it for. OR should I consider renting it and buying a cheaper place?

I'm really just scratching the surface here, but I really want to do something soon before the bubble bursts.

I would appreciate any advice. Thanks!
