Those tiny towns if the tenant goes out the second generational tenant does not usually pay as much so some equity from initial down payment when the property was acquired is erased whereas a strong suburban location to urban area the rents might have actually GONE UP in that time for that area and you can re-lease at higher rates.

Traditional money partners will only give you a tiny finder's fee for giving them such a great deal.

The entry photo is still a broken fence and then other photos that are mainly of cracks in the driveway etc.

They have to be doing big projects to actually need an architect on staff (let alone afford one)....and at that point they arent taking tiny jobs like yours. 

I want to make sure the property I get doesn't have any literal cracks in the foundation that I wouldn't be able see. 

@Nathan AllenI keep considering it, I don't know that I could get the full $60,000 tomorrow without some more updating: kitchen is old, laminate countertops and a tiny sink because the cabinets are old and small, yard could use some help, needs a few new windows.

There are so many people and posts in here that stuff tends to slip between the cracks. 

Broke my neck shoulder shattered my talus cracked sternum etc etc Yada Yada Yada and the list goes on.  

I think you really underestimate people that live in C-D neighborhoods, they aren't all low lives or crack heads.
