Property management problems Inland Empire

Hi, I’ve been talking with a landlord in the Inland Empire, CA that is having problems with their pm company. Everything from listing the house for the first month as an apartment, and not a house, to posting photos of a broken fence for the main first photo. They’ve tried to get them to fix this stuff, but they didn’t fix it. It’s been two months, the house is below market, and now the pm is saying they should lower the price. The entry photo is still a broken fence and then other photos that are mainly of cracks in the driveway etc. The landlord is scared to fire these guys because of a 1 year contract. I’ve been telling them to fire them from the beginning. Does anyone have a great Inland Empire property management company around Lake Elsinore?? I would love to help them and show them these answers. Also, should they be able to go with another company based on the bogus listings??

is there a get out clause in the contract?

because it sounds like the PM is in breach of contract by doing such a chitty job and causing the LL to lose a bunch of money in vacancy. Maybe the threat of lawsuit and bringing all photos to a judge to show incompetence.

What is there to be scared of? You don't get a jail sentence for breaking a contract.

What kind of nonsense- photos of cracks in driveway, broken fence... even a monkey could take better photos.
