I know that in Ohio an agent has to disclose to buyer and seller that he is an agent any time he is acting as a principal in a transactionObviously you need to make sure seller understands you are buying it as a principal and not representing him as an agent, at a minimum.A  call or email to your real estate attorney should get any other disclosure that may be required for your state.

If it's a foreclosure that hasn't yet gone to sale, which is more likely, check the court docket to see who represents the bank and try contacting that attorney.

I don't think it is appropriate to complain about the platform if you don't bother to read the deal documents and the deal plays out as documented.All of the contracts I've seen have content that says something like this:This is a high risk investment.The platform is not responsible for ensuring the investment is as represented.
