RE: Mind Meister is great at freeform mind mapping to help inspire ideas and collect your thoughts, I wish Onenote had this feature but I think it is too close to MS Visio so Msft did not include it. 

Again, I am still investigating the matter and will know something by the end of the day but it just reminds me of how important it is to cover all bases on your lease.

Should the company you are buying this property from not want to discount the property, then I might walk away but remind them that they must disclose the issue to any future buyer.Best of luck.

Even if you remind them a mudroom can't be used as a bedroom, you still need to deal with the water coming in. 

Seller would get $185.5k and pay off their mortgage of $105k and walk with the reminder, less closing costs.
