I'm most concerned about tenant quality...I don't want to be concerned about crime, evictions, rent delinquency, etc..

The quality of a rental isn't 100% tied up in this one metric.

Most of the work have to come in the forefront, of course you have to have quality leads and that means you have to be really good in pre screening them, these have to be Hot, or warm, not likely cold, but cold you can follow up on and then once they are warm, pass them on. 

Diversification, plan and simple.There are several conversations on the topic here on BP, and several quality plan providers who are active in the forums sharing their knowledge on the topic.Do some reading and then reach out to a few professionals in the field by phone. 

Modular buildings are built to the same building code as any stick built product and generally built under better conditions with better quality control processes than most stick built product.

@Dilman Recinos, it's going to depend on the bank and what products they offer.

Unlike other buyers I am likely more interested in fairly high-quality assets that are already running fairly well.

Meet each client where they are and interact across multiple channels for efficiency, while still providing tailored, but high quality service.

As long as the price is attractive for the product you should be ok. 

Not only that, but the unit needs major repairs and the tenant is not "quality tenant" material.
