Thoughts on building modular tri-plex on empty lot

Hi all, New to BiggerPockets. Excited for all the learning and investment opportunities here. 

I came across a couple lots for sale across the street from a large hospital. Zoning is r-3 to r-4, good neighborhood. My thought was to connect with a modular homebuilder (They have come a long way!) to keep costs down and move the building process along. I have not discussed comparable building specs with a traditional builder, yet. 

Does anyone have thoughts or experience with this process?

love the idea... no experience with it but have looked at for over a year.. be sure to compare the lifetime warranties, they are all different.
