Once lead is a known factor, it must be disclosed, no checking the box stating you have no knowledge of lead, so the seller and listing agent likely do not want the test performed.

Honestly, I'm curious to see what the other, more established and knowledgeable BP members have to saw about the market here in Bend, but I've got some general feedback: Prices have been steadily on the rise for quite a few years now and there was/is a "housing crisis" due to the high demand and low supply.

I have a purchase agreement and an assignment contract that I needed a good real estate attorney to vet to make sure they're good for PA, NJ and possibly other areas (but mainly PA) that plan to wholesale in.

Benefit from their knowledge (until you build you own preferences).  

Once you do that, then you'll have the general knowledge needed to make more accurate adjustment to property values.
