@William Causey depends on the transaction and the parties involved.Agree with @Dennis McNeely on some of the transaction costs.A different issue though is with an Assignment, the buyer gets to see what you paid for the property.

Or the assignment profit is better than the flip profit.

and only close IF they find a buyer to either pay for the contract assignment or pay a higher price for the property?  

Iowa you may not assign contracts for compensation attornies wont close those.. same in South Carolina..

I get into contract in my operating company and then assign the contract to the new LLC prior to closing.
