I recently became interested in real estate when my circle of influence changed after my move to Orlando.

I shoot everything in raw format and use bracketing and basic HDR to get the desired results in interior spaces.  

You just have to adjust the value based on comps, interior condition,  year built,  square footage,  etc.  

We've replaced the stove to a gorgeous new 5-burner, and already know some projects that MUST be done before we rent, but there are a few things I'd like advice from the pros on to know if we need to throw money at it or not - because unfortunately, there's only so much we'll be able to afford, so that will help us decide if we *can* rent our home out or if we need to be more practical and sell.My major area of concern is our walls - the majority of the interior is painted-over wallpaper, and we all know what an eyesore that can be.

Brandon's short e-book was a big influencer while writing up my business plan, and I've also been considering the possibility of buying Turnkey rentals in the future.

Svetlana, we should definitely meet: we are a design and development firm and we make fantastic interior happen.

When in fact there is more people that think they want or need to do this than there are deals in most markets.. and that's buy a long shot.... there are only so many FSBO's out there the rest of real estate is transacted in the RE INDUSTRY by licensed individuals who do this for a living and a career.So if people want in the industry get in the industry.... if you want to buy and sell real estate then get your money together and go forth and do that.. but to do it with no money no credit and just trying to sucker people into crappy deals I see NO honor in that.. and I see it as a huge time suck and failure for the vast majority of people who are influenced by this romantic notion that this is the way to make big money.Sure some do it NO doubt.. but then again some become sports stars and some make it big in what ever business they choose.. the cream rises to the top.. but I submit the successful wholesaler who actually makes big money is far and few between and would succeed at almost any business the tried..

We're really simple creatures.A few things that have helped me over the years have been a few of the classics, "How to Win Friends and Influence People" And finding and connecting with a toast masters group.

Finish the basement, add a master suite, fix up the yard, update the interiors, etc..   

I've been promoted into a position where I have some influence and I know my voice is heard at the highest levels of the organization.
