No comps with comparable year built

Hello,

I'm currently trying to run comps on a property and I'm running into a little bit of an issue. The year built of the subject property is 1927 and I cannot find any properties within a mile radius that have been sold with a year built that is close to the subject property. The majority of the comps that come up within a mile radius are 20+ years older, some are even 10-20 years younger than the subject property. 

Has anyone ever ran into a situation like this? Any advice?

Yep I have!  You just have to adjust the value based on comps, interior condition,  year built,  square footage,  etc.  Give it your best guess and go from there.  Your end buyer will take a look and come up with their guess too.
