Librarian for the city Applicant 2 has a 561 credit score but has obviously been improving as she has 100% on time payments, no evictions or judgments ect.. and can almost meet the 3x rent income on her own.  

My view (and i could be wrong) of it was to have the rehab done so it improves my future exit strategies. 

As for the second property you were spending money on making improvements during a time that it could have been redeemed and you would have had it taken away from you.

The project is almost halfway done...but may need some minor improvement to the existing condition.Basically, the framing, electric, HVAC extensions, and plumbing are mostly done.

Something to keep in mind is if there isn't anything you can do to improve the property massively from a value standpoint, your FHA loan will be stuck to the property unless you have a rather large appreciation spike in the area. 

We also get top dollar for the summer months.Surprisingly we rent out alot in the winter spring and fall.There are major fishing tournaments that bring us extra bookings and people who just come up to fish.We have a covered boat slip with a lift where my boat stays unless someone asks to use it.We make improvements every year to make the place nicer.
