Problem with that however, is that once the market (inevitably) goes back down, those who didn't take the time to build on the knowledge (whether it's required or not) and establish a system to make money in up and down swings will indeed sink, imo.

He has expensive golf memberships in all three locations.

I few things I do:-as a girl, I wear a nice-fitting golf shirt, pants, and running shoes (in case I need to run...seriously)-I go Saturday or Sundays during the day-stand at a 45 degree angle from the door, so if they see you through the window, you don't look intimidating. 

My wife drove a used 2000 Subaru, while I was living it up with a used 2004 VW golf. 

It is a 3 year old 4/2/2 in a master planned community within two blocks of the golf course...and it's one of the least expensive houses in the community.

We have an imbalanced society with fewer and fewer willing participants to swing the hammer on a job site and be in the elements 8-12 hour days vs in a fast food place or office setting.  

@David G Aburto yes, its a 3.5-5% FHA down you are talking about, im doing this right now for my 3rd property. been in a few bidding wars in bloomfield, north arlington and lost out.. one deal was listed 499k and i put 515k, and someone was at 550k. cant compete w that. im even to the point in thinking ill buy a single family and create a unit for myself in the basement (off the books). just couldnt swing it probably w FHA. i got a 2fam in jersey city greenville section went up so much in 2yrs insane, even though its as bad as its ever been if not worse just total warzone. my logic is since its work from home world forever now w technology, is to not be close to NYC that much. 

I know the "diversification" crew will light me up for this, but the best swing in a narrow tunnel.
