I know when I approach investors I need to bring something to them for the now like a hot lead, because let's say I want to do a cold calling campaign for them or do some lead generation or even build them a website, they don't really hire those services because they have been doing good just by simply putting a couple bandit signs or just of word of mouth references.

I'm 22 and was just as eager when was l in college but I figured just to finish school, learn as much as possible about real estate, meet as many people as possible, and enjoy the 4 years in college.

I will be doing around 20,000 in renovations and renting out once finished.

Suggestions on books/website?

You could friend some wholesalers in the target area, you could find owners via the county website, you could use direct mail, you could drive for dollar, ... etc.

How much time did it take you to complete this task start to finish?  

Just finished “Leverage your IRA” by Matthew Allen amongst others.
