I don't know if that's the best formula, but it's enough that I could pay for about any $5k unplanned emergency at any of my 4 units, plus a couple months of the full mortgage without any rents being collected.I do have access to other money of mine if an even larger catastrophe came up, but the 6 months is what I keep on-hand, at the ready, for those two properties.

More info is needed.Appraisals can not consider below ground space unless there is adequate egress in case of a fire or other emergency.

I chose Toledo for two reasons. 1) there is demand for STRs in Toledo and the market isn't oversaturated. 2) I have family that lives there in the event of an extreme emergency, I could call on them.

I suggest you look at some other markets in the midwest , such as large metro areas of Kansas City, Indianapolis, Cincinnati, or some smaller emerging markets such as Dayton, OH to name a few.
