Confusion on these new real estate investing methods.
Hi all,
I am a 26 year old who has been having bad luck with buying profitable investment properties ( all of my properties are not producing returns). While doing more research, I have decided that I wanted to start a foray into commercial real estate investing.When looking I have noticed these new startup ie. Fractional investing which allows investors to access traditionally expensive assets with lower buy-in amounts. The emergence of platforms like Arrived, Here, and REalpha, where buy-ins can be as low as $10, has democratized investing to a broader audience. On the other hand, there are still established models like the GP/LP structure used by prominent figures such as Grant Cardone and Brandon Turner, where buy-ins tend to be higher, typically starting from $5,000 to $10,000. There are even platforms like Fundrise. I am so confused on all of these startups? Also, why are most of these startups like Arrived, Here, and REalpha, fractional... all focused on residential real estate? Why not commercial real estate? Open to thoughts, ideas etc...
