If you don't like property management do not agree to it.There is the residential and then the commercial side of it.If she wants to start a property management company she needs to have a separate company with E and O.This way if a lawsuit ever happens she can dump this company without affecting her main brokerage.www.irem.org is where you can get cream of the crop training for management.You need to have long talks with her and get everything in writing and agree on compensation and duties before moving forward.

it's already been suggested to get the past energy usage so i won't suggest that, however, i would suggest asking the electric company if they do free energy tests.progess energy will come out to the house, test window seals, check out energy usage on appliances, check insulation, etc and see what can be improved to save on electricity. personally, i couldn't imagine keeping it on 73 all the time. that's warm to me. the $400 bill for a 1600 sqft house during the coldest winter on record is not a surprise.

Mary,The member being stationed in Germany will make it somewhat more difficult but not out of the question.I am guessing that this is an Army soldier that will be stationed at Ft Lewis.I would recommend that you get phone numbers and an e-mail address to his supervisor.If you have an issue and lose track of the supervisor, you can contact Post housing at Fort Lewis for assistance.In the Air Force, we do not tolerate our members not paying their obligations and I am confident that you will get the same support from the Army.If I were in your position, I would try to make this happen because you are likely to get a long term tenant if he is re-stationing there after his 2 yrs in Germany.Chris
