That's $3,600 you've given away for a tenant that clearly doesn't appreciate it.It's summer time, which is the best time to find a new renter.

I manage/own 8 Airbnbs in the Minneapolis area, they are all fully book through the summer.

My six unit property is near a large research university and most of the tenants are faculty/staff/grad students, so I need to make sure the leases end mid-summer or around Dec. 31 or else it can be more difficult leasing a unit mid-semester.

We live in Omaha, NE and would like to rent out our home for 1 year starting late summer or early fall and move our family to Florida or Nevada for a year. 

I have fond memories of winter and summer vacations there as a kid.

Looking at comps I think I would be able to get 325-330 if I sold this spring/summer.
