@David Miller thanks for the reply and yes the agreement does obligate the seller, but they seem to think a quick books type report is sufficient, with just a yearly total of income and expenses, while lenders template has everything broken down by month.

Broken windows aren't a big priority in most areas.

During my time there..mostly undergrad and throughout grad school...my house was broken into, vehicle vandalized, and frequent issues with neighbors.

If so, there are some areas that allow for higher density closer to town, but for the most part the 40 acre parcels can't usually be broken up, especially into 1 acre lots.
