subdividing land in el paso county colorado

Hello all, I am new here and and looking for pro's, con's, advise and knowledge. Within the next year or two i would like to move to the  colorado springs area closer to my in-laws. Im trying to find a way to own land for cheap. My idea is buy 40 acres and subdivide and sell about 10  one-acre plots on one side of the property to repay my self for the other 30 acres. Where do i start? Im guessing i would need to start with the local zoning laws?  the idea sounds easy, but if it was easy im sure every one would be doing it. any advice would be greatly appreciated!
