I do want the property and someone else will eventually come along and offer more so I don't want to play games like submitting a lower offer than before.

Your parents can afford to pay the tax gain now, let them do that and watch you develop and make something of it while their still alive, tell them you want them to see what can be done, and if you need more $$$ ask them down the road to do more.Trusts are good way to avoid probate, and make other choices but they can be dragged out and if your not the one calling the shots as the trustee the one that manages the trust after they are gone then LIMBO is the game.Example at gift to beneficiary a charity was set at % amount.. what has to happen is a complete disclosure of assets, done by accountant, submitted by trust attorney to the beneficiary attorney so they can accept or ask for more detail on the accounting summary.. long and short of it.. more costs to the trust..

After reading many books, watching many video and webinars, I decided to finally reach out for support, because quite frankly, I am not sure what my next move should be.I am 25 years old, and I am a full time student majoring in business while working full time.

I can see documents stored there (like leases, scope of work documents, etc.) so I don't have to ask for those documents when I need to submit them for a loan.

I am feeling almost bad dragging my real estate agent to so many properties and either not making an offer or seeing that the damage doesn't represent the price and submitting a low offer that is not getting accepted. 

Be ready to submit offer ASAP if it looks good to you.  

This week, I found out that two of the properties I submitted offer last year got under contract.... with lower selling price than what I originally offered. 

My Realtor is asking my to provide a proof of funds letter before submitting my offer but I have no clue how to get one.
