I failed because I was not persistent enough
This week, I found out that two of the properties I submitted offer last year got under contract.... with lower selling price than what I originally offered.
Lesson learned:
1. I have to be persistent: After submitting original offer, which was $20k less than original selling price, I didn't follow up with seller. What I should have done is periodically keep submitting offer to seller.
2. Great deals still exist: Even during "peak" of the market cycle, great deals still do exist. I just need to keep trying.
I already scheduled showing appointments for potential investment properties for this weekend. Wish me luck.
