Others may disagree but I think your time would be better spent looking for motivated sellers, rather than trying to lowball unmotivated ones. 

The smart county and cities have tight controls in place so developers can't throw up cheap junky looking boxes with shoddy design that clutters the overall look and landscape for a city or county. 

Just because you spent $49.95 to watch a webinar and got a handbook does not make you qualified to sell real estate. 

Most of this time is spent overseeing rehabs, contractors, and placing tenants.

@Daniel SuarezI think You need tax returns for the LLCs-do yourself a favor and get an accountant to help you at least initially-it will be money well spent. 

I've never lived in Pensacola, but I have spent plenty of time over by Destin during my career.
