I've not been in redding as long as you (i've been here 4 years) but my impression is that the vast majority of the people I get applying are smokers, exhibit possible signs of being a junkie, are unemployed, have pre-scribed pets, etc. 

A pet peeve of mine are sites with misspelled and poorly punctuated words.

I just mailed new leases and the contracts say that they are not allowed to have pets.

Also some are offering no credit checks, one or two months free plus pets and section 8.

I am unsure of the age range who are renters in this area...3) It is definitely not really kid or pet friendly.

In my "pet" neighborhood, in the past year, there have never been more than 2 sfrs for rent at any given time, and the rents are increasing.

I've seen a family with kids and indoor pets do 100k in damage to a house in just two years.  

We've had one other tenant skip out owing rent, but in her case it was much more clear-cut as she abandoned the property well before her lease was up - as well as abandoning her pets.
