Pet-dog disclaimer

Julia J
Posted

Hi,

I just bought a rental property and I inherited the tenants. I just mailed new leases and the contracts say that they are not allowed to have pets.

I know for sure that 2 of the tenants have dogs. What should I do? Ask them to sign a disclaimer that if something happens I am not liable? What else should I ask them to do?

Thank you so much,

this forum is wonderful, it answers so many question. I'm new and I'm almost clueless about so many problems you can encounter as a landlord.
