Be wary of renters who seem to be overly aggressive Or overly nervous When you're inside their unit- respect the unit it is their home.

Thinking about offering slightly over the list price and saying that I wouldn't ask for any repairs.

With that said, how much you spend on staging will depend on the neighborhood and your property value. 

If we use $1k positive cash flow on the ADU after expenses (it would need to rent for over $2k) then cash flow improves to -$2,326. still a lot of negative cash flow.How much value was added by the ADU compared to the cost to add.

G'Day Beverly,We purchase a variety of motivated seller lists that get a great response rate.Evictions, probate, tax delinquent, out of state landlords, code violations just to name a few.And my team smile's and dials all day long.It's important to know your market and know the numbers in that market.Negotiate hard, be quick and buy with cash.That's what has worked for us for many years now.Too many wholesalers are a joke and over inflate the ARV so be careful and know your numbers.All the best.
