I like a house hack as long as it is saving you money overall, and will cash flow once you move out.

The lender we're working with is rather flexible and wasn't really concerned what we do with the property so long as we can qualify and and can pay them. 

Maybe some late payments, but as long as it passes relatively quickly, we shouldn't see the same challenges as 2008.

Either an IRA or 401k can directly purchase real estate, as long as they are setup to allow for it.

It has its own electric meter and box and there is no circuit breaker labeled well.This area does not have public water.The garage/effeciency has a propane furnace.The town has no records of wells or skeptics and they have informed me that as long as they don't see sewage they don't care, and further informed me I can use a holding tank or gray water system if I like.Several feet behind my garage/efficiency I see a 4 foot by four foot or so concrete pad with two pipes sticking up out of it.

If they are monthly, as long as they are not a nuisance to any interested buyers, they can stay up to before it closes.

One thing to keep in mind about rental real estate is that, so long as you're getting good rents from good tenants and you bought well, the rental income will keep your property afloat through a depreciating market.
