And I didn’t even think about the fact that tenants tend to be more civil when the ll lives on site.

Here is why: you can own the LLC but you can't work for the LLC because the H1B Visa is already guaranteed by another American company that sponsored you.Here's the thing; you don't need an LLC to own property and be a LL.

Marcus while I appreciate your input I'm not trying to invest into anything quite yet trust me I'm well aware what I need to do for that I've read multiple bigger pockets books and others for that matter I know my credit needs to be better for that.
