How do I make an offer on a home that isn't on the market yet? I ultimately will use a Realtor, but do I need to use them now? I'm planning on making an offer well below market. I think the owner is motivated and may take a lower, fast-close offer.

    Thanks Joe, Mark and Chris. I think I will pursue finding a good attorney and a local investor to partner with. I have a very busy accounting practice and it is easy for my focus on real estate to dissipate. I appreciate your input.
