I don't know anything about Toledo but if you're considering that area I would fly out there and get to know the areas really well.

As such, is it worth transferring the title of the property into an LLC now, full knowing the seller note will remain in our personal names?

My question is does anyone know of lenders that will lend to first time ground up investors where they will be willing to use my 5 flips in 2 years experience to lend to my LLC/me. 

Let me know if you've moved forward with them as I'm skeptical.

I have 5k saved up and I know I would need around 12k if I do 3.5% down with an FHA loan.

Ideally, I would like to buy in the Catskills since it’s close by, a popular year round destination from the city and has a history of vacation rentals but I know there’s more and more talks of regulations so I am open to other areas and would love to hear your thoughts/experience on the area.Would love to connect with anyone who has interest in the area and the short term world as well as agents familiar with STR who could help us in our search.
