Fine at the higher end, when it's comparable to other units, better make sure the rooms are square as the eye picks up the imperfections much quicker running an angle to an intersecting plane, especially in in an empty room. :)

I think it's a fine loan as far as terms for an investment property. 25% down is a bit high and you might try to find something with 20% if cash is tight.
