Follow things exactly as they are supposed to be done (notice to quit, service of legal process, itemization of damages for move out, and timely explanation of disposition of security deposit where you explain you had to use it to fix things).Get a judgment for the damages and try to collect.

The naming conventions between default fields and apps also makes it a bit confusing, so hopefully this explanation of where I'm at will make sense...Goals:1.

Fifteen years ago Hawaii was cheap, I'm certain there are geographic places in the US that are undervalued for whatever reason.

So maybe instead of marketing to a geographic farm, market to people retiring, people with last kid in school and is a senior this year, divorces, preforeclosures.   

I love how you put it and I have also gained from your explanation as I am also new and working towards doing my first deal.
