yeah i agree with stephen l, you don't need a lawyer to file for LLC here in the red stick, i had to send $100 filing fee to have paperwork registered with sec of state web address to file online is sos.la.gov just type it just like that, i also had my bank file for my EIN when i applied for a line of credit application just have to talk to your local bank that you deal with real nice and they will work with you, the 1 i deal with is capital 1!

i'm not aware of any requirement in Michigan to file a tax return or do anything other then pay a basic $25 annual fee and file an annual report which basically indicates whether there are any changes to the LLC.

His company typically takes title, mine handles the rehab, and we settle up at the end.I do handle listings through my brokerage, but I'm fortunate that I have a very low (or no) commission split with my broker, so that's not really a factor

etc etcRun the numbers as a rental and factor your wholesale fee into the purchase price, and see if it would cash flow.Make sure to get as accurate as possible with your numbers.

My question is: I see on here where I state the end of the lease, but I don't see on here where I can specify penalties (a fee, for example) if my new tenants want to break lease and move out early.
