I first became interested in investing in real estate back in 2009 after reading everyone's favorite, "Rich Dad, Poor Dad". 

The West Midtown and Central Perimeter submarkets are personal favorites of mine and they pose opportunities to re-purpose industrial buildings into “creative office space” that are in high demand by many companies today.            

At that point, then the building is putting money in your pocket.Personally, I would find a 4 unit where I could live for "free" and purchase it with an FHA 3.5% down. 12 to 18 months later, I would refinance to recover my down payment (BRRRR strategy), take that and roll it into the next "live for free" building.This might require that you do a bit of work on the building, or it's not in your favorite location (read safe, nice but not the "it" place) or raise rents, or any other strategy to get it working better.

however unless you have a way to own 10 to 50 doors fairly quickly.. appreciation and joy of living in an area at the end of the day is what I would personally be looking for.you can go south of Missoula  towards Hamilton and there are many little bergs there.. and talk about winter and summer quality of life... one of our favorite long weekends is to fly  to Kalispell  ( in our little bug smasher)  and go into glacier park..

There are a lot of resources online and my personal favorite is Reddit.https://www.reddit.com/r/personalfinance/comments/...Ultimately, building a good score is mostly dependent on paying all your credit cards/debt on time.

West Oak Lane, Mt Airy, and spots of Germantown is probably my favorite place in the city to find rentals for investors.

What I always do is check first with my favorite vendors, and if I'm not pleased with how soon they can do it, I check with other vendors to see if they can come sooner.
