Honest question, I've heard you say "buying cash flow at a cost of $2 for every $1 returned" On the surface that looks like a ROI of 50% ($1 returned/$2 invested), but I'm curious to how you arrived at that ratio.

If it's not allowed by "right" in the zoning, you have to ask for a variance and have to be able to prove a hardship, which can be extremely difficult.
