I will refi later this year and I estimate it will come out around 175k ARV but Zillow and others show much higher so fingers crossed.

We immediately called a water mitigation co. who came out do dry things out but some damage was already caused in the form of ruined paint and drywall.

after a very we weekend, the basement stayed dry...a wet basement can be costly to fix but sometimes it isn't...the right trouble shooter can look at the gutters and the land and sometimes come up with a simple fix for a big problem....

The car was almost enough to be a down payment on a cheap house on Maui - So I guess my point is that if you work your freakin fingers to the bone 12 hours a day, it is absolutely possible.

But keeping my fingers crossed.2) My CA rents average about 3k, Ohio average is just under 2k so I have no experience with 8k properties.3) My best practices are to a) buy in times of panic to get great pricing, b) buy only the highest quality properties in the better neighborhoods, and c) always retain sound professional management and let them do their thing.

@Travis Biziorek I'm not arguing with you, I'm just trying to square what you are saying with the fact that my bond funds throw off a decent amount of income every year and I don't have to lift a finger.

Rosanna, sounds tough, sorry to hear.I actually recently had a small fire at one of my properties and I really feel like having a public adjuster is definitely going to more than pay for themself.That being said, your claim could end up being a good bit more cut and dry given that they're all total losses, so might not be worth the expense of paying a public adjuster.
