I agree vetting the promoter is super critical here though.I still own rentals and will keep my A class California properties for cash flow and appreciation.

I would like to add a 4th one to have more local diversity, but its hard to find one that really has everything under one roof (reno, sale, property management) and lives up to the plan by applying all the criteria.

@Gary Wallace - yes the big box stores are backed up for any ovens and stoves or appliances that are “on sale” or in a promotional time.

Diversity of income is not talked about enough IMO. 

This is because we have such a diverse market.

I feel like the market is good here and we have a lot of diverse employment opportunity to keep tenets in place and able to pay rent. 

I just figured BP would be the best place for me to get diverse advice from experienced individuals even though it is not about investing.

I'm like ahh.. so you're promoting yourself as someone who is going to throw in low ball offers all day.
