That will cost you some money.  2)The beams in the crawl space that have been notched for the gas pipe (might be plumbing) will need to be replaced, and the beams that are rotten I bet are termite damaged and will need to be replaced.3) You will want to fix the water damage in the ceiling if the roof has not been fixed.
