Seller Finance Offer?

I am new to the game. I came across a fixer, estimated ARV $650K. Needs maybe $25-$50K of repairs. I offered $400K cash intending on assigning the contract. My offer was emphatically rejected. I was wondering about offering terms, which I understand would allow me to offer closer to full price. I was wondering how to structure a seller finance offer.
