On August 18 I am ending my lease so I can rent a room instead of an apartment to save money and pay down debt so I can be in the best position for homeownership next year.

The first guy left without issue after the tenants realized they were going to lose their apartment; the second is tbd.When I get unauthorized tenants, I write a very short and simple letter stating that everyone has to be on the lease and pass a background check.

maybe join the Texas Apartment Association for a couple hundred bucks which allows you to use their lease. it's pretty comprehensive.

They also might get nervous about the access to all that open credit (if you keep it open)....

I am currently reading a book that the author was doing his research that apartment buying and selling was the number 1 real estate investment in real estate. 

I’m currently looking in Mobile to buy, just because of access to limited capital.

Could anyone provide some insight for the future on the approximate cost to replace an apartment building stack (3 story) in its entirety?  

Not letting that stop me, I'm exploring using 203k to get into the home and not cause the deal to fall apart.

In addition to the current apartments, the basement has some great expansion potential.
