He sent me a 31 days notice already to see if I accept his early termination lease without paying penalties and he said if we didn't accept he would still pay the rent until the lease end, and I responded to him that I would accept it only if I found the new tenants and in the mean time, he still needs to pay his rent until the lease end, plus when the new tenants move-in, I'll prorated rent for him.

So, they negotiate with the ONE buyer their listing agent brings them and end up accepting less for the property even BEFORE the listing hits the MLS.

Showed up and saw how terrible of condition the house was in and made a cash offer, seller accepted with no negotiation.

There really Is not much value to them to accept a proposition especially on a moderate 6 cap property. ( An exception might be if one of your accredited investors is a WHALE.
