Depending on the state of those facilities it could make sense to secure a renter before renovating so that you build the area out for the long term renter. 

I do like that Air has more detailed reviews of guests, whereas Vrbo guests only have star ratings. 

There are some people "real estate consultants" who will give you detailed reports: if they think this is better for a flip, rental, what rents you could get, recommended repairs (not as detailed as an inspection report).

Thanks, Gary Neely Gary, Just use you standard state contract and write out the terms of your seller financing in an addendum or on the OTP itself if there's lines for additional provisions.Be clear and concise.Example,Seller will carry a promissory note secured by a 1st position mortgage in the amount $97,583.00, at 6% interest, amortized over 30 years, witha a maturity date and balloon payment due 10 years after the closing date.Hope this helps and certainly get an attorney involved if you are not comfortable drafting the language.  

Guessing the potential long term construction of a new road and housing development with no time line is scaring people away.

My plan there is to focus on long term rentals.

Please include:When and how is rent to be paidWhen and how are utilities going to be paid (if any)When and how is the cleaning going to be (if shared or provided)What are the costs associated with damages / breaking stuff / calling a technicianWhat are the costs of breaking the lease, finding a replacement if you are doing short term leases on the roomsIf they lost their keys or check bounces what is the charge for it, how the cleaning of the common areas is going to work, and enforcing quiet hours.
