On the other hand, I've never budgeted or paid for advertising as part of a single property, so maybe that's all a wash.

Here's the facts:I plan to cash out-refi or pull a HELOC out of a single family I own free and clear and use some of my own cash to buy the property, rehab and rent the property.

I am going to look at 3 houses this week, 2 of them being single family houses owned by the bank and 1 of them FSBO.

The reason for this interest is because I set the highest comps every single time no matter what neighborhood I penetrate. 

@John Thedford  love your idea and I think it would be a great benefit to the community at large..the amount of scammers out there is off the charts.. due diligence pump and dump folks.. folks charging to get their super secret list of private investors.. etc etc.

Hey,So my question as a new member is what are the chances of getting a lender to offer a 75% loan on a $1 million multi family property in Florida for around 4.5%.We have previously invested in many single family properties in the UK and have over €1 million in property.

Could use a little guidance in managing utility bills for my single family rental.
