If you don't have an emergency fund and a property cash pile, +$315/month might be harvested from another place in your budget while you get familiar with your market and build a network.Have you watched you market long enough, or gotten enough expert input about your area to know that this deal is pretty typical for your area?   

I'm no expert on all of Philly neighborhoods but the area you are referencing is not a good area.

Once you are an expert a single investor can build a portfolio of 2-300 loans and run them like a well-oiled machine. 

Something to consider: if the expert guy doesn't want something, are you willing to uncover and resolve the problems that they don't want to?
