This challenge became my passion for the following years, I really enjoyed the challenge and 18 years later we are still in business.I consider myself capable of many things and I love the idea of wealth creation, but I turn back, and my reality looks different, or at least, different to what I would have expected 18 years ago.

I'm interested in knowing what it takes to be successful in this niche, and what are the challenges/learning curves that one has to get over.There appear to be quite a few barriers to entry for someone without the education, experience, network and net worth - this basically describes my situation.

So, when you are looking for multi-unit properties to purchase and the marketing package indicates the annual expense rate is less than 50% you need to challenge that number because the sellers innocently or purposely deflate the numbers and you should always change the rate and base the price you would pay for the property at 50% because there are many factors that change the expense rate i.e. the sellers were cheap and did not maintain the properties properly, deferred too much maintenance, or they personally did the repairs and you may not have that ability.
