A considerable amount of migration in CA is away from the coast, but still within the state.I've been reading about the New Urbanist wonderland that is "just around the corner" for 30 years now.  

I was shocked when it happened as many thought you would never be able to get a 1% rent to price ratio on the Coast of Cali ever again, but it happened, briefly.

I am also adding some "options" to a couple of my plans, like an inlaw suite underneath one, and a media/bonus room in the walk in attic of another, which gives me a couple more plans, sort of :-)For me, I live on the coast, so the lots I am buying need to have a certain "coastal" design, when I decide to build further inland they will be a completely different type of home. 

For those who are not familiar with it, it is a small neighborhood immediately east of the Angie's List complex, and it is bounded to the west by Oriental Street, to the south by Washington Blvd, to the east by State St & to the north by New York St.  

We were living in Santa Monica and wanted to stay on the west side.

Now we need some east coast, northern states, midwest to weigh in. 

A 3 family on the East Side could be in the 300s, 400s or higher.As for areas, the West Side has been "up and coming" for a number of years now but it's not exactly a secret any more, the word is out.

I'm either in the same are, moving closer to this rental or heading out west. 

We now rent it to the Coast Guard guys that are based up here on 2-4 year tours of duty.If it avoids malicious damages, the cost(s) of eviction & allows for a smooth minimum delay tenant transition it's definitely worth the expense.
