Even though the mantra generally seems to be "pick an area and make it work," especially in the twin cities area where the market seems to be favorable, I always strive to make a fact-based decision; even if that "fact-based" is subject to biased-interpretation, it still gives me a warm and fuzzy.

While it keeps the building very warm, I suspect I have shorted the life of the sheathing dramatically and may eventually have problems with mould in the wall assembly.Closed cell directly on the underside of the roof deck or inside face of the exterior walls allows you to pack a lot of R-value into a 2x4 cavity (theoretically R22).  

However - if what Jay claims is true about needing 10+ years before you can hope to make money with a rental - that does not make me feel too warm and fuzzy about doing all this deal analysis and worksheet number crunching.
